FAQ About Our Hot Springs Hotel
Guests may arrive from 3pm to 7pm for check-in. Guests may contact The Reserve for an earlier or later check-in. Early arrival is subject to availability and must be discussed in advance.
Check-out is 11am unless prior arrangements are made.
We are a small, 12 guest room Inn dedicated to creating a unique and customized experience for our guests. Consequently, cancellations have a significant impact on our operations, and as a result, our booking and cancellation policies reflect this. Please note that we must firmly adhere to this cancellation policy. As preferred, you may want to consider obtaining Travel Insurance to cover any unexpected last-minute changes in plans. CHANGING YOUR RESERVATION:
Subject to availability, you may change or reschedule your reservation at any time up to 30 days prior to your arrival and will be charged a $75 processing fee for each room reserved. Rescheduling your reservation or a reduction of room count or room nights within 30 days of your arrival date will be considered a cancellation and subject to the cancellation policies noted below.
RESERVATION CANCELLATION:
Cancellations of reservations more than 14 days prior to arrival will be refunded the initial deposit less a cancellation fee of $75 per reserved room. Cancellations made within 14 days prior to arrival date (and all “non-arrivals”) will forfeit the entire deposits of their stay.
If you chose the Bed and Breakfast option, breakfast is served from 8 am to 10 am served in our dining room which offers private tables.

Children age 15 and over are welcome at The Reserve.
We are a private property with appointment only tours. If you are planning a wedding or event you are welcome to book an appointment by filling out our form on our website via the weddings tab.
While we love pets, we do not allow pets to stay overnight in The W.C Brown Mansion or Legacy House guest rooms.
Guests traveling with dogs are welcome in The Enclave Suite as this is our only pet-friendly room. The dog lodging fee is $150 per dog per stay.
Service animals are permitted in all areas where guests are allowed. Service animals are trained to perform a specific task for the benefit of a person with a disability.
Boarding services may be available nearby at Hot Springs Animal Hospital. Please contact The Reserve directly with any questions or if you are traveling with a service animal.
Pet Policy:
Please notify us at the time of booking if you are traveling with your dog.
Dogs must be:
- Sociable, and not disruptive to other guests
- Up-to-date on vaccinations
- On flea/tick prevention
- Fully house broken (using a pee pad does NOT constitute being potty-trained, and will not be accepted at the inn)
If you are not taking the dog with you when leaving your room, your dog should be crated. Should your dog bark or become distressed while you are away, you will be called and expected to return immediately to the inn. Failure to tend to your distressed dog will result in the need for you to find alternative arrangements for your dog.
A damage/cleaning fee may be assessed if the dog causes damage to the inn’s property or causes extraordinary cleaning requirements.
Although the dogs are welcome in the guest rooms and gardens, they are not allowed in the rest of the inn.
All guests are provided off-street parking (limit one guest vehicle per room) in designated spaces at the property entrance. Additional parking is available on Alamo Trail for all guests attending special events – please inquire for details.
The Reserve at Hot Springs is a smoke-free property, including all outdoor areas. This restriction applies to cigarettes, cigars, e-cigarettes, and marijuana. The fire department prohibits the use of candles, incense, and any open flame. A $300 cleaning fee will be assessed for violation of this policy.
